Basement Underpinning in Aurora & York Region

Lower Your Basement. Unlock Your Home.

Many older homes in Toronto, Aurora, Newmarket, and across York Region were built with low basement ceilings — often just enough clearance for mechanical systems but not for comfortable living. Basement underpinning changes that. By lowering the basement floor and reinforcing the foundation at a greater depth, we create the headroom needed to transform an underused space into a fully livable part of your home. With today’s focus on allowable basement apartments, lowering the basement to provide minimum ceiling clearance just makes good sense.

Whether you are planning a legal secondary suite, a family recreation room, a home office, or simply want to add usable square footage without changing your home’s footprint, basement underpinning is one of the most cost-effective structural investments available to homeowners in these neighbourhoods.

What Is Basement Underpinning?

Basement underpinning is a structural process in which the existing foundation is excavated section by section and rebuilt at a deeper level. This lowers the basement floor — typically by 24 to 36 inches — while reinforcing the foundation walls and footings throughout. The result is a stronger foundation and significantly increased ceiling height.

This is not a simple excavation project. It requires structural engineering, permit approval from your local municipal inspections, careful sequencing to maintain structural integrity throughout, and a team with direct experience in foundation work. Greyfield Construction brings all of this expertise to every underpinning project we take on.

Underpinning vs. Bench Footing — What Is Right for Your Home?

There are two primary methods of basement lowering used in Ontario: full underpinning and bench footing. Full underpinning extends the existing foundation deeper into the ground and maximizes the usable floor area. Bench footing creates a concrete ledge around the perimeter instead of fully extending the footings — it costs less but reduces floor space by the width of the bench. Greyfield will assess your home and recommend the right approach based on your goals, soil conditions, and budget.
